Vitamin Shoppe founder Jeffrey Horowitz has cut the asking price for his extraordinary Sagaponack estate to $79 million, after previously seeking as much as $125 million off market. The oceanfront Hamptons compound, assembled for roughly $2.7 million in the mid-1990s, now offers buyers a rare combination of privacy, Atlantic frontage and a privately designed nine-hole golf course. According to the New York Post, the property was listed at $89 million in summer 2025 before the latest reduction. The price cut is striking not only because of its scale but also because of what the estate represents. Built over decades by a founder who helped shape American retail wellness, the property has moved from an ambitious land assembly into one of Sagaponack’s most distinctive trophy offerings. Its revised price also reflects the realities of the ultra-luxury market, where even exceptional oceanfront homes can take time to find a buyer at headline-level valuations. A Hamptons compound with a private golf course

The estate covers about 3.5 acres in Sagaponack, one of the Hamptons’ most exclusive villages. It includes 200 feet of oceanfront, direct views of the Atlantic and a nine-hole golf course that Horowitz designed himself. The course faces Fairfield Pond, giving the property an unusual mix of ocean, water views and recreational space within a single private holding.Buyers have two ways to approach the sale. The full compound, including the golf course and second parcel, is listed at $79 million. Alternatively, the parcel containing the main residence is available separately for $75 million, which means the golf-course parcel would remain outside that transaction. The listing is being marketed co-exclusively by Ryan Serhant of Serhant and Terry Cohen, Taylor Cohen and Ashley McDermott of Compass. The main house spans roughly 9,000 square feet and contains eight bedrooms. Its interiors are arranged to make the most of the coastal setting, with a living room overlooking the pool and ocean, a chef-grade kitchen with wave views, and a wood-panelled den intended for more intimate gatherings. The lower level adds staff quarters, a wine cellar, a game room and a gym.

From $2.7 million to a $79 million listing

Horowitz and his wife, Helen, assembled the land in the mid-1990s for about $2.7 million, then completed the home in 1998. That makes the current $79 million ask an extraordinary increase over the original acquisition cost, although the comparison spans more than three decades of Hamptons price growth, extensive development and the growing scarcity of oceanfront land, as per the report. The property’s journey to market has been equally notable. Before bringing it public, Horowitz reportedly tried to sell it off market in early 2025 for $125 million, but no buyer emerged. He then listed it publicly in summer 2025 at $89 million. The latest $79 million price represents a further recalibration, and it places the estate among the most expensive residential offerings in the Hamptons.Terry Cohen of Compass told the New York Post that the team had supported comparable compounds at a list price of $79.9 million. She described Sagaponack as a highly sought-after village with very limited oceanfront inventory, adding that the second lot with ocean access gives a buyer the ability to create a compound, a feature that has become increasingly important for trophy assets.

The founder behind Vitamin Shoppe

Horowitz founded Vitamin Shoppe in 1977, building it into a major American specialty retailer for vitamins, supplements and health products. He sold the business to Bear Stearns for approximately $300 million in 2002 and remained chief executive until 2004. His connection to the Hamptons estate therefore spans both his entrepreneurial career and his family’s long personal history in the region. The sale comes as Horowitz and his wife are downsizing because their children have grown, according to the New York Post. That personal reason gives the listing a familiar emotional dimension: after decades in a home designed around family life, ocean views and outdoor recreation, the owners are ready to pass it on.

Why Sagaponack commands such prices

Sagaponack has long been one of the most expensive corners of the Hamptons because of its limited supply, ocean access and reputation among wealthy buyers seeking large, private properties. Unlike many resort markets, there is little room to manufacture new oceanfront inventory, which keeps competition intense for homes with direct Atlantic frontage. The Horowitz estate fits squarely into that market. Its 3.5 acres, 200 feet of oceanfront, main residence, pool, staff facilities and private golf course create a package that is difficult to replicate. Even so, the move from $125 million to $79 million shows that buyers at this level are selective, and that pricing a property requires more than exceptional land and amenities.

What the price cut signals

The reduction does not necessarily suggest weakness in the Hamptons market as a whole. Instead, it highlights the narrow pool of buyers able to purchase a $79 million private compound, particularly one where the value depends heavily on lifestyle features such as a personal golf course and expansive ocean frontage. Ultra-prime homes often require a buyer who wants not just a residence but a complete private estate. For now, the estate remains one of the Hamptons’ most talked-about listings. Whether it sells as a full $79 million compound or is split through the $75 million main-house option, it offers a rare glimpse into how a modest 1990s land purchase can evolve into one of the region’s most ambitious private properties.
